Homeowners are spending less time cleaning, driving up the popularity of easy-to-clean bathroom materials and design. 

Sweeten looks at this key finding from the latest National Kitchen & Bath Association report, the result of a survey of over 700 architects, designers, contractors, and showroom managers.

Vanities simplified

Quartz, the most sanitary countertop material, is by far the most popular choice for vanities. Its close cousin, quartzite, is the second most common choice followed by granite. (Quartz is an engineered stone whereas quartzite is a slightly more costly natural stone). 

Undermount sinks are also proving widely in-demand. Because there is no rim, there are no hard-to-clean spots and countertops are wiped off straight into the sink.  

Homeowners are opting for floating vanities with cabinets that are either painted or treated wood that shows off the natural grain. Floating vanities also make it easier to keep the floors clean. As with countertops, colors are likely to be in lighter tones. 

Touchless faucets are gaining traction thanks to millennial homeowners’ love for technology and hygiene. Black, nickel, and brass are the three top choices for faucets. Matte or brushed is the go-to finish.

Easy-to-clean bathroom: Flooring

The most common classic bathroom floor is still ceramic and porcelain tile. However, luxury vinyl that has the look of wood or tile with more durability is gaining in popularity. According to the survey, often these showers are in a wet room design. This means the shower has no shower tray or curb. The water washes down a drain in the center of the bathroom. The shower and the bathroom are in the same space with no barriers between them.

Homeowners renovating their kitchens are prioritizing deeper cabinets below countertop level. Deeper draws provide more storage than multiple smaller draws with the option to hold bigger appliances and cookware. As a result, it means less storage is needed in the hard-to-reach upper levels. 

Trends and circumstance like the pandemic has people cooking at home more. This has called for intelligent food and cookware storage within cabinets. For example, a dedicated rollout drawer for food containers where lids are slotted in is located on top while containers are stacked below.

The homeowners of a 1,800-square-foot apartment in Manhattan planned a complete gut home renovation. The family of five wanted a brand new powder room in the living space. Situated near the kitchen, dining area, and living room, it was a conveniently-located water closet.

Eco-friendly bathrooms from safer paints to efficient windows

Three-quarters of newly renovated bathrooms rely on energy-saving LED lighting combined with increased natural light. This is beaming through low-E windows that offer more insolation from the heat or cold. Isolated doors are another option to save on heating and cooling energy. 

Today’s bathroom renovators care about toxins. More than half prioritize VOC-free paints and stains along with formaldehyde-free cabinets. (VOC or volatile organic compounds is an umbrella term for chemicals found in many products and can cause health issues.)

Other prominent features of today’s bathroom designs include countertops created from recycled steel, glass, paper, or plastic. Homeowners are also reducing their carbon footprint with cabinets made from salvaged or local wood.

Designer Chelsea Albright shares tips on how to design for maximum space

Designing small spaces can be challenging, but it doesn’t have to be. There are plenty of simple small living room ideas that will help the space feel larger. Whether you are creating an open concept during a remodel or improving the flow of the living space, there are effective ways to make it appear larger.

Washington DC interior designer Chelsea Albright of Places Studio recently worked with a Sweeten contractor for a renovation in her client’s home. So, we caught up with her to talk about designing with small spaces in mind. Here, she shares some tricks of the trade.

Two types of small-space living rooms

Living rooms are just as the name implies: spaces where we congregate and spend our lives. To make the most of them, you want to think about layout, flow, and, of course, overall design. But first, determine what type of living room layout you have. 

  • Open concept living room – This is a room that is connected to another living space
  • Confined living room – The space is contained within four walls

Open concept layout

For an open concept space, Chelsea recommends “keeping some sort of open flow to the living area.” That means if the room is connected to a kitchen or dining area, try to position the furniture so that there is movement or flow. Chelsea suggests making the space more open between the two rooms, not closing it in with furniture.

“I usually go with a sofa, coffee table, and a single accent chair,” says Chelsea. “A single accent chair in between the two spaces allows the point of entry to feel more open to the other.” A swivel chair is a good option. It helps make the two spaces feel connected. It can easily be positioned in the direction of either the living area or dining/kitchen area.

Redefining confined spaces

For rooms with four walls, or that are more confined, Chelsea says the trick is not to put everything against the walls. “If you do, you just define the space even more,” she states. Also, a non-working fireplace is a way to create a focal wall without furniture.

Small living room ideas with storage

Storage is essential and, with limited square footage, you have to get creative. Chelsea recommends built-ins that take up the whole wall as a small living room idea. This will maximize your storage. Built-ins add interest and are functional. The bottom half of built-ins should have doors. Chelsea refers to them as “microspaces.” In them, you can set up a bar area (instead of a bar cart that takes up space) or an entertainment section.

Favorable flooring choices

Light color wood floors are recommended for areas lacking in square footage. When renovating an open concept space ask your contractor to put in wood floors that match in material and color. “Lighter, wood floors are inviting,” says Chelsea. However, dark colors absorb light and make the space appear smaller.

If you want to add an area rug, go bigger than you think. Even though your space may not be large, your rug can be. “If you go with a rug that’s too small, you will just accentuate the tininess of the room,” reminds Chelsea.

Recessed and floor lighting

Lighting plays a major role in helping a small space feel larger. Popular with designers, floor lamps up-light the room adding a warm glow and roomier feeling. “The base (of the floor lamp) should not be chunky,” says Chelsea. “Go for a flat base or a small stem that can slide under a sofa.” This is a trick to make extra room.

Some living rooms don’t have overhead lighting. When renovating, Chelsea recommends adding recessed lighting in the ceiling. But be sure to make them dimmable. “And you can also layer in a pendant to give the room even more light,” says Chelsea. This works best for confined spaces, adding a point of interest to the room.

For open concept spaces, wall sconces work well. They can define a space. Have your contractor add electrical, if needed, to place the lights in the right spot. Chelsea finds them useful in creating specific seating areas in spaces that have an open-concept layout.

Easy paint strategies

As with wood color, paint color can be a game changer in a small space. If your living room is open to the kitchen or dining room, consider using the same paint color in both. It will unify the space. Chelsea prefers a white or a hue that’s on the lighter side.

Right now she is seeing a trend of painting the entire room the same color. That means everything: the walls, baseboards, window trims, and moldings. This reduces how many lines and seams are seen. “It’s a really cool tactic for making the room seem more interesting without making it feel smaller,” says Chelsea.

Tricks of the trade: curtains

Most people have at least one window in their living room, no matter how small a footprint. If you do, make the most of it. Window treatments give the illusion of a larger room. Chelsea often advises hanging the curtain rods higher, closer to the ceiling. And also to make them a few inches wider than the actual window frame. This gives the illusion of more space. “By hanging window treatments this way, you are softening up the hard edges of the wall and creating a new depth perception in the room,” says Chelsea.

Small living room ideas for the fireplace

Mirrors can also “trick” us into thinking a room is larger than it is. Chelsea prefers oversized floor mirrors, especially if the room lacks windows. The mirrors can draw the light upward, as do mirrors that sit over fireplace mantels. They give you much more height. “They reflect more light at the top of the room, making it bigger in the negative space above the furniture,” explains Chelsea. For above-mantel mirrors, you want to go big or substantial. Try something with a lot of detail or a thick frame.

A non-working fireplace presents a nice niche to decorate, such as layering paintings and frames inside. According to Chelsea, stacking logs can allude to a working fireplace or scoring a vintage firescreen would bring a lot of character to a small space.

No matter how you decide to layout and style your small living room, Chelsea says layering the scale of things is really important. And don’t forget to think big. Don’t limit yourself to smaller-sized furniture and decor.

In a small living room with multiple walls, avoid placing furniture along every wall. Window treatments hung above windows closer to the ceiling and slightly wider than the window give an illusion of a larger room. Walls, baseboard, window trim, and moldings painted the same hue reduce lines and seams.

A large number of millennial homeowners are entering the housing market and are driving this change. They care about technology that syncs with mobile devices for efficiency. These younger homebuyers also want the latest gadgets to reduce their environmental footprint.

Mobile app integration

Integrated bathroom technology can be found in about 20 percent of new bathrooms. A popular option is heated flooring controlled remotely through a mobile device.

Bathroom renovators are adding smart mirrors. Along with your reflection, these mirrors display useful information like the weather and your calendar. Scales that track your weight by connecting to an app are a common addition along with voice-activated showers, lighting, and toilets.

There are leak detectors that send alerts to your phone, which also activates the built-in bathroom sound system. Some bathroom tech track your vitals like body temperature and even vitamin deficiencies. 

About 25 percent of industry professionals always or sometimes enlist the help of a technology expert when they build or design a bathroom. 

Bathroom technology and sustainability

Technology is making life easier while also conserving energy. And renovators are including it in their new bathrooms.

Even though it was new construction, Abby wanted to update her Crown Height condo’s kitchen. To her, it felt dated and dark. The jewel-tone creates a sense of sophistication and elegance. For their galley kitchen, Maggie, an interior designer, and Adam, a former architect, wanted a design element to help the space feel more open. They chose a modern green kitchen cabinet light enough not to “close-in” the room. However, there is enough green pigment to make a subtle statement against the upper white cabinets. Add in the neutral flooring and white countertops and you have a fresh, clean look for the small space.

A minty kitchen refresh

Laura and Tim decided to update their kitchen. They loved the charm of their circa 1929 townhouse. They wanted to keep that quaint, “old-world” feeling. About 50 percent of industry professionals surveyed said homeowners are choosing warmer hues. Bathrooms have a warmer look with cream, instead of white, as the go-to neutral color. 

Homeowners contrast these warmer hues with accents in teal, green, and blue to bring a vivid pop of color.

Faucets and vanity hardware in metal tones, such as gold and copper, are bringing even more warmth to new bathrooms.

The beauty of a waterfall

For Erin and Jonathan, their West Village apartment in Manhattan needed some work. They focused on the kitchen. It was functional but didn’t really match their style. Their Sweeten contractor also revamped the layout to make the best use of the space. 

At the top of their list was a white kitchen island. And not just any ordinary one. One that would make a statement. They selected a quartz with a marble-like design. The white color makes the space brighter and more modern. It is also proof that you don’t need a huge kitchen to have a kitchen island. 

Ample space for entertaining

Being an avid entertainer, Ann needed a kitchen that could accommodate her social gatherings. Enlisting the help of architect Daniel Gomez, the dark and dated ’60s kitchen transformed into modern day.  

The faux-brick backsplash was removed and the layout opened up. That freed up room to add a spacious white kitchen island with seating. It was not just a statement piece, it was also functional. It provided added storage space for all of Ann’s culinary accessories. Plus, it’s home to a beverage cooler—an added perk of convenience.

Elongated for effect

Actress Danielle Brooks hired the designers AphroChic to help with the vision for her Brooklyn brownstone. It was her first home (she rented previously) and was excited for it to match her taste. Her vibe: glamourous with a nod to her cultural heritage. 

A long white kitchen island acts as the perfect neutral flanked by saturated color, pattern, and texture. On one end, the living room is outfitted with marigold silk curtains and an emerald green velvet sofa. At the other end of the island sits the dining table with gray velvet chairs in gold hardware.

A small, enclosed nook that acted as a kitchen. A fridge that was technically outside of the cooking space. Outdated appliances. All were reasons that Amy and Nick decided to renovate. Their Sweeten contractor helped them open up the space with a white kitchen island with seating for four.

“We wanted the kitchen island to be a centerpiece of the room, and looked for a surface that was beautiful to fill the space,” says Amy. They found one. The latest trend in green is a powdery, matte shade that presents a relaxing atmosphere. It steers away from artificially bright hues or dark, oppressive tones.

Slate Blue (Stone Blue No. 86)

Blue is the perennial favorite color in homes. It’s trending with homeowners in saturated shades that have a slate undertone for depth and a more serene mood.  

Crimson (Incarnadine No. 248)

Crimson is being used as a contrast for the softer blues and greens adding warmth and sophistication. It’s the deepest of the trending shades and is best used in smaller doses.
