Los Angeles contractor licensing requirements

In California, all businesses or individuals who construct or alter any building or other structure, ground, or infrastructure must be licensed by the California Contractors State License Board (CSLB) if the total cost (labor and materials) of the contracted work is $500 or more.

In Los Angeles, general contractors are required to obtain a valid contractor’s license from the CSLB — use this lookup tool to verify your contractor’s license is up to date. All contractors must pass a written exam and meet the financial, experience, and insurance requirements established by the CSLB. The license must be renewed every two years. 

Additionally, contractors in Los Angeles must have a valid Business Tax Registration Certificate from the Los Angeles County Tax Collector’s office, and have a surety bond or cash deposit of at least $15,000. Where are you from and how long have you been in construction?

I am from Alexandria, Virginia in the metro Washington, DC area.

How did you get into the construction industry?

I was graduating college and there was a threat of my father being laid off from his construction job of 20+ years. New management and budgets cuts were taking place. At the time, I was also interning at the Virginia Department of Professional and Occupational Regulations. I learned about the lack of women-owned construction companies in the state. It just clicked: With my father’s remodeling experience and my desire to create a more stable future for our family, there was an opportunity.

I asked my father if he would partner up with me to start our own construction company. He would lead the field team and do installations. I would spread the word about his knowledge and experience to home remodelers.

Our first project was with a homeowner who hired us to build a small kitchen pantry. Little by little, we were recommended to neighbors and became known as a reliable and easy-to-work-with contractor in the community. Over time, we took on an array of projects in DC and Virginia, from simple build-outs to full bathroom, kitchen, and basement remodels. We grew into the experienced company we are today!

What do you love most about what you do as a general contractor?

The best part of our job is getting the chance to change the sometimes negative narratives about contractors. From time to time we have customers come to us after bad experiences. We aspire to leave all of our customers with good impressions and a first-hand example of what a good experience with a great contracting company can look like. I like to treat my customers how I would like to be treated, with respect, good communication, and quality service. “Do good unto others” are words I live by. We enjoy putting that into practice in every aspect of what we do. Ultimately, I love being able to make people feel happy with the remodeling experience as a whole.

What do you think is the biggest misconception that homeowners have when starting a renovation project?

The biggest misconception is that a renovation is going to be overwhelming and complicated. With proper planning, preparation, and communication, a renovation can be fun the entire way through!

What is your favorite renovation project that you’ve done and why?

We recently completed a full condo remodel in Arlington, Virginia. The homeowner was a woman who wanted to work with a woman-owned contracting firm, a woman-owned interior design company, and a woman-owned virtual assistant company. From beginning to end, the remodel was spearheaded and completed by a team of women-owned companies. The project turned out gorgeous and it was truly so much fun. We celebrated with a fabulous housewarming party that our customer invited us to. It was really neat to be able to experience the space we helped create!

What is your favorite Washington DC/Arlington/Fairfax, VA building?

My favorite building in the Washington DC area is the Spy Museum building. It is designed to look very modern and futuristic. I can appreciate the architecture and the way it stands out in the landscape. It’s worth checking out!

What is your favorite Washington DC/Arlington/Fairfax, VA restaurant?

MoMo Sushi in Old Town Alexandria, Virginia. They have the most delicious and fresh sushi I have ever had. It is also nestled in the cutest neighborhood close to the Old Town waterfront with great views of the Potomac River and Washington, DC.

If you weren’t a general contractor, what would you be doing?

If I weren’t a general contractor, I’d own a coffee shop. You can find me trying a new latte and reviewing plan sheets at all of the local coffee shops.

So you’ve received a remodeling estimate from your Sweeten general contractor. What if the total exceeds your budget—can you ask for a revised estimate?

Short answer: Yes, with limitations.

Sweeten matches home renovation projects with vetted general contractors, offering guidance, tools, and support—for free.

When can I ask for a lower or revised renovation estimate?

You can generally expect a single round of minor revisions for free. If you need major scope changes or multiple versions of the estimate, expect your contractor to ask for money up-front. This is because calculating estimates requires substantial work. If you hire the contractor, this fee will typically be treated as a deposit and will count toward the total renovation cost. You won’t be out-of-pocket unless you ask a contractor for extensive revisions and then decline to hire them.

What revisions are considered minor? Minor revisions involve eliminating part of the project or making simple substitutions (switching from custom imported tiles to standard subway tiles, etc.).  

When you negotiate for a lower price, you must always think in terms of reduced scope or lower-priced materials. Don’t just ask for a discount! General contractors don’t leave room for discounts in their estimates. 

Definitely ask your contractor for advice on how to meet a lower budget. Their experience can be invaluable in strategizing where to cut costsand where not to. 

Ballpark quote vs. formal remodeling estimate

Keep in mind the difference between a contractor’s initial ballpark quote and their formal estimate. That first quote may be based on your posted Sweeten project and a brief conversation. The formal estimate will come after a site visit, a longer discussion, and hours of behind-the-scenes research and calculation. 

When you receive your initial quote, this is the time to discuss your budget limits and to be clear about your must-haves vs. your nice-to-haves. Giving your contractor the important information up-front will help you avoid major revisions entirely.

Do:

  • Discuss your scope and budget with your contractor before they draft an estimate
  • After your site visit, feel free to postpone requesting an estimate. If you need time to think about your budget, ask for it.
  • Ask your contractor for advice on reducing the scope to meet your budget
  • Expect to pay for major estimate revisions
  • Expect to wait a few days for major estimate revisions

Don’t:

  • Ask for a discount without a change in scope or materials
  • Ask for a formal estimate before you’re clear on your budget
  • Expect major revisions for free
  • Expect major revisions quickly

Where are you from and how long have you been in construction?

Nina: I’m from the country of Georgia and I’ve been in construction ever since Ilya started our business.

Ilya: I was born in Russia, grew up in Australia, and finally settled in New York City in my early 20s. I’ve been in the construction business professionally for 12 years. As a teenager, I used to work on construction sites almost every summer, and that is really where I developed a love of building.

How did you get into this industry?

Nina: When Ilya started our business 12 years ago, he always leaned on me for inspiration and advice. Ilya had a construction background, while mine was in marketing and advertising. He’s the expert contractor and I manage the back end of the business along with communications, marketing, and social media. If you see a smiley face in one of our emails, I probably wrote it.

Ilya: I have always been interested in things that allowed me to be creative. Even as a kid, I was a Lego’s master! I went through culinary school in Australia, then jewelry school in New York City. I worked as a master jeweler, which is so similar to construction and building—only on a much smaller scale. Ultimately I decided to pursue my passion for construction and building.

What do you love most about what you do?

Nina: I’m a big people pleaser, and I love nothing more than knowing that our clients are truly happy with the home that we helped them design, build, and personalize.

Ilya: I love the process of being able to help take someone’s vision and turn it into a reality for them. When I see the look on their faces when they walk into their finished home, it makes the hard work all the worthwhile. No two projects are ever alike which always leaves plenty of room for renewed creativity!

What is the biggest challenge about renovating in New York?

Nina: Definitely all the red tape that comes with the management companies and co-op boards. I’m the lucky one that gets to deal with all of that!

Ilya: The biggest challenge—besides traffic and parking—is navigating all the different management companies, co-op boards, building codes, and permit regulations. These processes are a lot harder than they really need to be, but we always work hand-in-hand with everyone involved to ensure we have all the requirements going into the project so there are no delays along the way.

What do you think is the biggest misconception that homeowners have when starting a renovation project?

Nina: Renovating is expensive and not as simple as shown on television! There can and usually will be surprises along the way, so it’s always good to pad your budget by 10%, just in case.

Ilya: Pricing and budgets. So many folks don’t understand how expensive renovating in NYC can be! And while Pinterest can provide some amazing inspiration, their budgets oftentimes can’t support those ideas.  But that’s where our creativity kicks into full gear and we get to suggest amazing alternatives and more affordable options for consideration.

What is your favorite New York City building?

Nina: The Chrysler Building—it’s gorgeous!

Ilya: My favorite modern building is the IAC building right across from Chelsea Piers, but my favorite classic NYC building is the Chrysler building.

What is your favorite New York City neighborhood?

Nina: Brooklyn Heights, especially the boardwalk with the view of the Manhattan skyline. It takes my breath away every time.

Ilya: Soho! It has the best mix of modern and classic architecture.

Where are you from and how long have you been in construction?

I currently reside in Queens, NY, but I am originally from Albania. I have been in construction for 15 years, and have worked on many projects, including residential and commercial properties.

How did you get into the industry?

I started working as a painter in 2004, and six months later I was promoted to a project manager. I continued to work as a project manager for several years. Throughout that time, the general contractors I worked with recommended that I start my own company because they recognized my talent. After considering it for some time, I finally opened my first company, PK Painting and Decorating Inc. and later became  PK & Sons Home Improvement.

What do you love most about your job?

I love talking to clients and helping them bring their dreams for their homes to fruition. It makes me happy when I see that my clients are happy with the work my team and I didthat is the best part of the job.

What do you want all of your clients to know before you work with them?

Clients should know that my team and I are very reliable and we are on their side throughout the whole renovation process. Their comfort and happiness are my number one priority. If any surprises come up during the project, we will find a solution and won’t do anything without their consent and approval.

If clients have questions or concerns, how would you like them to address them?

I am always available to help with any questions or concerns. Whatever it may be, I want the client to know that I am here to help them 24/7, whenever they need it.

What is your favorite neighborhood and where is it located?

Downtown Brooklyn and Forest Hills, Queens are my two favorite neighborhoods. They are the easiest for me, work-wise and I enjoy working there.

What is your favorite NYC borough? 

My favorite borough is Queens: I’ve lived there the entire time that I have been in the U.S. Everything is so convenient and close by!

If you weren’t a general contractor, what would you be doing?

If I wasn’t a general contractor, I would be a project manager. I love construction—I feel that it is the best field to work in and it is a skill that I love having.

Your dream basement renovation is possible. Here are the technical codes to tick off with your contractor.

There are many benefits to upgrading a dark, damp basement to an inviting living space. Basement renovations can add significant square footage—and resale value—to a home. And it can be a blank slate; something to reimagine for any of your family’s needs, including entertaining, working from home, or relaxing.

In addition to your wish list, you’ll need to consider several technical and building code details, such as minimum ceiling heights, emergency egress regulations, insulation, and moisture control. These will influence your basement renovation’s timeline and cost.

We offer an overview of what would be involved. A vetted general contractor with basement remodeling experience would provide a more in-depth discussion of what is possible in your space.

Typical costs for a basement renovation

Sweeten general contractors have worked on basement remodels starting at $20,000. This price point would update an already finished space and include painting, flooring, a new closet, and lighting. For a raw space that is being renovated to a finished living area, the average cost is $75,000. With this budget, you’ll likely be able to include a bathroom, a kitchen, and HVAC.

The existing condition of the space will always impact the budget. The floor may need to be dug deeper to increase ceiling height. The walls may require underpinning. New wiring and plumbing may need to be installed—guaranteed if you’re planning a whole new kitchen or bathroom. Insulation and waterproofing may be needed to control condensation.

Happily, according to our contractors, there are no deal-breakers when it comes to basement renovations. Any problem—bad plumbing, lack of natural light, high humidity, a low ceiling—can all be sorted to create your dream basement. Ultimately, it will all depend on how much you are willing to spend. “It’s a balancing act to how much you want to put into the house before you exceed what value it brings,” said Alan, a Sweeten contractor. “You also have to decide if cost value is important to you or is it more important to have a home you want to live in.”

Square footage determines a basement renovation budget

The amount of finished space you add to your basement will be a major factor in the renovation cost, as well as in the value it adds to your home. Sweeten general contractor Kyle says that his smallest basement renovation added just 400 square feet of living space, to be used as a kids’ play area. More typical basement renovations are around 1,000 square feet, he said. And don’t forget: If the basement houses equipment, like a furnace or boiler, a mechanical room could take away a few hundred square feet from the livable space.

Ceiling height requirements for basement renovations

Although building regulations vary from town to town, our contractors say the minimum height requirement for ceilings will be between six and seven feet. You may choose to add more height than this, for comfort and aesthetics. About 50% of basement jobs require the floor to be dug lower to allow for additional ceiling height. This process involves cracking open the existing concrete floor, removing the excess dirt, and re-laying the concrete.

Creating a second form of egress

Do you envision creating a living space for your basement, rather than a laundry and storage area? If so, it’s likely that you’ll need a second exit, also called an egress. “To be comfortable and have no problems with building inspectors, you will need that second form of egress, such as a window or a door with steps leading outside to ground level,” said Kyle, a Sweeten contractor. That usually means digging down to make an open passageway on one side of the building so there is a way to get in and out.

Basement renovations that add plumbing

Often, homeowners will add a half or a full bath to their new basement space. The plumbing for this usually goes under the concrete flooring. This will help avoid flooding if any of the pipes burst. Since your basement living space will probably be below sewer lines, you’ll need a pump to get waste out, said Kyle. Of course, adding a bathroom will also add to the budget, but for many, the convenience is worth it, he said.

Waterproofing and insulation protection

Basements account for the majority of your home’s indoor moisture, according to Alan. On top of the general humidity in your basement, flooding may be a periodic problem.

The answer to moisture problems is often insulation and waterproofing. There are intelligent products that can help. If a conversion involves a bedroom, it is especially important to control moisture, to prevent toxic from forming. In-wall products like CertainTeed’s MemBrain is an accessory to regular insulation that allows the buildup of moisture to escape while preventing moisture from entering in the first place. Its 2-step installation process will add a few extra days to a basement renovation timeline.

Even with intelligent products, insulation requires multiple products and systems to stay on top of heat, cold, and humidity, according to Ted Winslow, a representative from CertainTeed. This could mean using spray foam to fill in cracks and seal windows and doors, along with other insulation products.

Improving basement ventilation

To prevent toxic mold, the humidity of living spaces should be kept below 60 percent, according to the Environmental Protection Agency. Achieving this often requires ventilation, in addition to waterproofing and insulation. Relying on natural airflow from windows is possible, but its subject to the weather and seasons. Extending your home’s existing HVAC system will also help ventilate the basement area. However, many basements will require the direct removal of humidity. Kareem suggests installing exhaust fans into the wall or window. These push damp air out while circulating the remaining air around the entire house. This system can either turn on when the lights are switched on, or be equipped with sensors that switch the fans on once humidity gets above a certain level. A dehumidifier is another option, but be prepared to pump that wastewater up to the sewer lines.

How to set realistic expectations on your client renovation timelines

A speedy construction schedule might seem like the key to happy clients, but realistic expectations may actually be more important in getting to the finish line. Sweeten often hears questions and concerns about construction schedules, so we’re sharing what we’ve learned so you, the contractor, can help clients better understand the moving pieces in a renovation. The Start Date Gamble

POSSIBLE ISSUE

In an ideal world, everything would be on-site before work starts. But who has room to store a new kitchen for two months before demolition begins? 

SOLUTION 

Starting a project before everything is delivered is a risk that everyone takes. Help your client see this as a reasonable gamble. One that comes with the benefit of speed and the risk of future delay. Make sure you’re both comfortable with the same bet: that project progress and material delivery will depend on each other down the road.

Talk to Clients about Major Renovation Milestones

POSSIBLE ISSUE

Clients often ask, “When will this project be done?”  That question can be tough to answer before the work starts. 

SOLUTION 

Guide your client to think about major milestones in the project, like:

  • Target start –Will approvals, design decisions, and other prep needs (like temporary accommodations) affect the date?
  • Demolition — How long will it take and what might be hidden under floors and behind walls?
  • Electrical, plumbing, and specialized trades — Will you need to work with someone else’s schedule and availability?
  • Inspections — Will progress pause for inspections?
  • Finish work — Will materials be available on time?

It’s always helpful for clients to hear how long a project generally takes from start to finish, so feel free to estimate by days or weeks. But keeping the focus on start date range, major milestones, and potential variables will help your client feel more prepared for what is to come.

Handling Client Expectations for Renovation Surprises

POSSIBLE ISSUE

You won’t know what’s behind the walls until you’re hired and work can begin.

SOLUTION 

Discuss with the homeowner the worst-case scenario based on the building’s age and history. Will there be issues with the electrical, plumbing, or structure? Let them know if they should prepare for contingencies in their budget. You won’t be able to price out every possible surprise but communicate with the homeowner how you will problem-solve when hurdles arise.

Fitting Subcontractors, Crew, and Inspector Schedules into Client Timelines

POSSIBLE ISSUE

Sweeten clients are often surprised by downtime once the project starts. They think of a project as moving in a straight line. Also, they may believe you have total control over the crew.

SOLUTION 

Make sure they aren’t wondering where your crew is! 

  • Help them understand that some steps depend on sub or vendor scheduling.
  • Talk to them about how inspections need to be scheduled and then wait for the inspector.
  • Explain that you may need to wait for a more skilled worker to complete a specific step.
  • Make it clear that there may be days where no work is happening and that this is a natural part of the process.

POSSIBLE ISSUE

We also often hear that a crew started late in the day, or left the site early. This can be a big pain point, especially if your client thinks the project isn’t moving fast enough. 

SOLUTION 

You can get out ahead of this. Make sure your client knows that you are focused on progress, but that you also have to balance:

  • The logical sequence of work
  • Availability of materials
  • Individual crewmember health and family issues
  • Commitments to other projects

This doesn’t mean the project isn’t a priority, it’s simply how you run a business.

What are the most important stats for contractors when they’re looking to grow their business? 

First off, don’t be intimidated by the numbers—it is just scorekeeping. Think of it like fantasy football stats – you need to run the plays that get the most yardage. Using data will help you make better decisions. Like fantasy football or baseball, work on your “stats” weekly and be objective. How many times did the phone ring? Where did your leads come from? What was the size of the job? How much did you spend to get that lead? What is the close rate of all the leads from that source, how many closed?

The numbers tell you where to focus. Don’t shy away from them.

What are the top three things you encourage GCs to start doing when they join your program?

1. Engage with a like-minded community

It may sound remedial but, first and foremost, I encourage general contractors to join our online community. The first step is to get engaged—don’t be a wallflower. It is like joining a gym, and then not going—that won’t get you any closer to your goals. Get in, ask questions, engage, be present. This is a like-minded community, so share your story and listen to the stories of others. If you follow the system, it will work for you. 

2. Define the first problem

Get clarity around the very first issue you want to fix. You need to define that first problem. Focus on one issue and go all-in on that. Use the frameworks provided to double down and knock down that first domino. You have to dedicate time and energy to the problem, which means you won’t be able to fix everything at once.

3. Focus on your first problem every day

Once you have defined that first domino, build consistent habits around tackling that problem, so it always stays top of mind. Then create a checklist of three things and do it every day. 

What are the most important things to do when looking to start selling jobs with a higher profit? 

Take a hard look at your numbers

First off, you need to give yourself a reality check (via the job-costing exercise). At least 75% of general contractors do not know or understand their own numbers. In my program, when we take them through their numbers, it is an eye-opening experience. It’s possible to sell jobs with a 50% profit. It doesn’t sound possible but it can be done.

Sharpen your communication skills

Get your sales process in order. How you communicate with a prospective client makes a huge difference. Most contractors think it is about the scope of work or price, but it is absolutely about human connection and understanding the homeowner’s motives. Practice by role-playing with the online community. Oh, and listen when people talk; don’t just think about what you plan to say next!

How to build trust with clients

Lastly, “mind the gap”—this is the time between the sale and the work being done. 

  • Don’t go silent: Continue to add value during this time by educating them so they feel great about their decision to hire you. This builds trust and makes it a great experience.  
  • Do what you say you will when you promise to do it: Being trustworthy and having integrity is critical to this business and being able to charge higher prices. 
  • Don’t blame customers for being cheap: Ask yourself first “have I done everything I can to make sure this customer feels heard?”

What is the easiest way to start job-costing?

Tom: A lot of general contractors overcomplicate this. It is as simple as doing the math on a regular basis. Ask yourself, “What am I spending per day to do this job?” “How many guys worked today, and what did I pay them?” “What did we spend at Home Depot?” Most people are just afraid to do the math, but if you do it daily or even weekly, it can be a lot less overwhelming.

Tom: On occasion, a customer might ask, “How much profit do you make?” I typically respond with “That is a great question! We make X, which allows us to attract top talent, pay good salaries, benefits, and allows us to honor warranties.” Don’t skirt the question or get defensive—answering honestly and openly shows that you are transparent, run a tight shop, and have integrity.

What are the most common issues facing GCs in your coaching groups? What do you recommend to address these issues?

Problem: Limited access to new ideas

Tom: Hands down, the number one issue is just looking at the symptom, like not making enough money or poor employee retention, and not figuring out the root cause. This problem is caused by how you think – they [contractors] get advice from their other unsuccessful contractor buddies, which continues to limit their thinking.

Solution: Expand your network

Tom: You are the average of the five people you spend time with. Make sure you surround yourself with people who can help you, rather than hold you back. By joining our group, you get access to different ways of thinking, including the Daily Challenge, which encourages you to test and learn. You will get comfortable with the uncomfortable—and that is when real change can happen.

Problem: Not tackling the right issues

Tom: The second biggest issue I see is a lack of clarity and consistency. As I mentioned in a previous answer, you need to get clarity on your biggest issues and then consistently attack it. You dug this hole over time, so don’t expect it to be solved overnight! You need to have grit and stick with those good daily habits that lead to progress.

Solution: Focus on the numbers

Tom: One of my favorite suggestions is to install KPI Fridays. This means dedicating some time at the end of the week to focus on your numbers, whether it be job costing or goal setting and tracking. It may seem remedial, but that is where most people need to start.

However, creating a budget for a remodel is unique to every project! Budgets depend on many factors, like the materials you choose, changes in layout, or moving plumbing or gas lines.

We have compiled a guide to renovation costs across Westchester County, New York, focusing on four categories: kitchen, bathroom, basement, and permits.

Here’s a breakdown of typical starting costs compiled from Sweeten renovations and Remodeling’s Cost vs. Value report.

  • Full home renovation: $100—$250 per square foot (psf)
  • Budget kitchen remodel: Starting from $25,000$30,000 for under 100 square feet
  • Mid-grade kitchen remodel: Starting at $40,000—$50,000
  • High-end kitchen remodel: Starting at $70,000
  • Budget bathroom remodel: Starting at $16,000
  • Mid-grade bathroom remodel: Starting at $22,000
  • High-end bathroom remodel:Starting at $32,000 (for a standard full-size bathroom) or $46,000 (for a master bathroom)
  • Basement remodel: $50 psf

Keep in mind: every professional contractor will want to have a detailed conversation and inspection of your home before developing an estimate specific to your needs and wants.

Westchester home remodeling costs per square foot

It’s no secret that Westchester County, with its close proximity to New York City, is one of the pricier areas when it comes to real estate. That is also reflected in the cost of renovations. On average, many Sweeten projects can range from $100 psf—$250 psf. Based in Westchester, Sweeten contractor Gregory has worked on projects that involve multiple rooms or a gut renovation at the $250 psf range. 

Anything higher, he said, “usually applies to one or more specialty trades, such as architects or engineers, and insurance costs which factors into the overall budget.” Choice of material will also affect the cost per square foot.

Similarly, a higher cost stems from the quality and experience of the skilled workers the contractors hire for the project. “Costs for construction vary based on experience, which increases for a higher-end result,” said a Sweeten contractor, who handles projects in the Westchester area. For instance, “A presentation representing the finished product—design and organizing, scheduling, and advising on the materials—is a service that adds to the budget.”

One thing to note: While Sweeten contractors attempt to explore all avenues to stay competitive, it is an industry that is affected by trade. Therefore, the prices you’re quoted at any given time may not be the same six months or a year from now. Prices on labor and materials fluctuate and this will be reflected in your overall quote.

How much a Westchester kitchen renovation costs

  • Budget kitchen: Sweeten kitchen remodels can start at $25,000—$30,000 for under 100 square feet with budget-friendly finishes from retailers such as Home Depot.
  • Mid-grade kitchen: Expect to see starting budgets from $40,000$50,000 for a typical mid-grade kitchen.

Westchester-based Sweeten contractor Majid has worked on projects costing $40,000 for 150 square feet, or about $260 psf. This budget includes mid-grade finishes.

Remodeling’s Cost vs. Value report puts $350 psf or $70,000 total, as an average for Westchester County. These figures are based on a 200-square-foot kitchen with standard finishes, like an energy-efficient range, built-in microwave, and ventilation system. It also includes garbage disposal, custom lighting, and resilient floorings such as vinyl, linoleum, or cork.

  • High-end kitchen: Sweeten has seen projects start at $70,000 for a high-end kitchen.

In the Cost vs. Value report, the average high-end kitchen remodel cost more than $137,000 for a 200-square foot space. A project in that price range includes custom cabinets, built-in sliding shelves, stone countertops, and imported tile backsplashes. The appliances can include a commercial-grade cooktop and vent hood as well as high-end faucets and a water filtration system.

According to Sweeten contractor Majid, a large part of a high-end kitchen can be attributed to the cabinets. For example, one of Majid’s clients recently spent $50,000 on fully custom European cabinets.

How much a Westchester bathroom renovation costs

  • Budget bathroom: A budget bathroom renovation, including demo, plumbing work, and new finishes, can reach $16,000, said Oziel. Bathrooms in this category typically lean on big-box stores like Lowe’s or Home Depot to source the majority of materials.
  • Mid-grade bathroom: A mid-grade bathroom in Westchester County will cost on average $22,000, according to the Cost vs. Value report, which is $628 psf for a 35-square-foot bathroom. This includes a recessed medicine cabinet, a standard toilet, solid-surface vanity counter, and a porcelain-on-steel tub.
  • High-end bathroom: Prices can start at around $32,000 for a standard full bath with high-end finishes. However, homeowners are more likely to splurge for high-end in their master baths, bringing the starting cost for a typical high-end bathroom to around $46,000.

With a higher budget, clients are looking at faucets that can cost $2,000 apiece, marble flooring, custom vanities, built-in medicine cabinets, a rain shower, and top-of-the-line lighting fixtures. At times, those pricey finishing materials can amount to half the budget. Whether it is budget or high-end, good general contractors can strategize with a reasonable budget to help clients achieve renovation goals.

Costs for a basement renovation in Westchester

Sweeten contractors have worked on basement renovations that cost anywhere from $20,000 to $75,000. A $20,000—$30,000 or $50/psf budget would update an already finished basement. This includes painting, flooring, and lighting. If the space is raw and being renovated to a finished living area, the cost is around $75,000. For this budget, a bathroom, a kitchen, and HVAC can be added.

For Majid, a simple basement remodel can cost as little as $50 a square foot, which works out to be about $40,000 for an 800-square-foot space. Adding a toilet or shower could increase your budget, plus any necessary work to bring the room up to code. Waterproofing and drainage can also push up a basement project’s cost. 

Some town regulations might require two forms of egress or natural light (by adding a door or a window) or a certain ceiling height, which means digging down and lowering the floor. An average basement conversion in Westchester is $75,000, according to the Cost vs. Value report. A project with this budget includes a 20×30 foot room, a 5’×8′ bathroom with a shower and bar area, plus insulation and laminate flooring. This example project works out to $117 psf.

Costs for permits in Westchester

The cost of permits changes from town to town in Westchester County. Typically, home renovation costs will be determined by your budget, and require some basic math to figure out. For example, the permit costs below are broken out among the different towns across the County:

  • Pelham: Building permits cost $250 for a project costing under $5,000 plus $12 per each additional $1,000.
  • Scarsdale: Building permits cost $255 for a project costing between $10,000 and $50,000. For projects budgeted over $100,000, a permit costs a flat fee of $1,755 plus $14 for each $1,000 or fraction over $100,000.
  • Katonah: Permits cost $14 for every $1,000 of a budgeted project.
  • Hastings-on-Hudson: The fee will cost $17 per $1,000 of the estimated construction cost.

How to chose the right team of remodeling contractors and professionals for any home renovation

Who should I hire for my renovation?

You’ve decided to renovate your home — step one complete! But, what type of remodeling companies will you need to hire for your project? Do you only need to hire a general contractor, or would you benefit from reaching out to an architect, interior designer, or even a design-build contractor? The answer will vary depending on your project scope, your preferences, and your budget. 

Knowing exactly who to reach out to, and when, will save you time in the hiring process — that means you can start enjoying your remodeled home sooner.

Every major renovation project requires a general contractor to oversee the daily construction work. Some renovations, however, also require a licensed architect for technical and design services. This can include creating the necessary drawings for your building board or Department of Buildings (or local equivalent) permits and approvals. Even when not required, some homeowners also opt to hire architects to provide a level of style, detail, and management. The added expense is sometimes estimated at 20% of the total project budget.

If you hire an interior designer who creates updated floor plans, they may secure the services of an architect to have them professionally “stamped” when required.

Where are you from and how long have you been in construction?

I grew up on Long Island and have been working in construction since I was 18 years old.

How did you get into the industry?

I began my career in the Hamptons working in the tile and masonry trade for a high-end builder. I wanted to take on other aspects of the business and started to learn framing, drywall and finish carpentry. A few years later, I was blessed with the opportunity to work for a 55-and-over community developer. Along with three other very experienced managers, I oversaw the build-out of 285 condos. I’d say it was this experience that really cemented my career in homebuilding. When the last community neared completion, I  started my own company and to date, we have completed hundreds of projects in New York City, as well as Nassau and Suffolk counties.

What do you love most about your job?

I love educating the homeowner and giving them the opportunity to really understand all of the costs associated with their project and the different possibilities. I also enjoy the strategic and systematic building process and the satisfaction of seeing a project’s beauty when completed.

What’s the biggest challenge you face when renovating in New York?

For homeowners, it’s the financial weight of preconstruction services needed to meet the requirements of the building’s management companies, building architects, insurance fees, and DOB requirements. 

For general contractors, it is getting materials into and out of the buildings, parking, competing against other contractors that are not properly insured, and restricted working hours implemented by the buildings.

What do you think is the biggest misconception homeowners have when starting a renovation project?

The biggest misconception I find is that most people feel that they can create a scope and budget before properly planning a project. It is very important to determine if you have a fixed scope and flexible budget or a flexible scope and a fixed budget. Once this is established, you can properly plan a project by creating a wishlist. 

What do you want all of your clients to know before you work with them?

We deliver 100 percent transparency, explain all best and worst-case scenarios to avoid any surprises, are clear and precise in our communications, and take pride in our finished product. We also have a great user interface app/portal that our clients can use on-demand to manage all aspects of their project.

What is your favorite project you have done?

It would have to be a fundraiser that was put together on Long Island. It was a complete gut renovation of a home for a family with a handicapped daughter and ill husband/father. We have done a few fundraisers but this one was really special. When the family moved back into the home, the looks on their faces just made our hearts melt. Everyone on this project had a feeling you just cannot describe when it was completed.
