Tactile finishes deliver a modern bathroom design

Actress Jaime Ray Newman and partner Guy Nattiv worked with two designers and their Sweeten contractor to form a one-of-a-kind look for their remodel. A two-decade-old condo undergoes a resale-focused renovation in Bucktown, Chicago

Making old bathrooms new again

For this Chicago homeowner, updating her bathrooms was important. Plus, time was of the essence: she was living in the 1,500-square-foot condo in Bucktown (located on the northwest side of the city) and wanted to sell. However, she knew that putting some money into refreshing the place with a renovation would increase the resale value. So, that’s exactly what she did. 

She turned her attention to the primary and hall bathrooms since they were the biggest concern. They felt outdated, with an early 2000s brown-hued vibe. (A well-designed, new bathroom is one of the top aspects that appeal to potential homebuyers.)

This was not the homeowner’s first time renovating and knew a good general contractor would make all the difference. She posted her project on Sweeten and found a general contractor in her area who was in sync with her goals.  

A more modern aesthetic to appeal to buyers

Size-wise, the homeowner was in luck. The primary bath had plenty of square footage and just needed some TLC to make it more attractive and functional. The hall bath would be a straightforward rip-and-replace, with no plumbing moving.

After consulting with her Sweeten general contractor, the homeowner focused on sourcing and buying materials and accessories. She wanted to redesign the bathroom with similar features that other new properties in her area were featuring.

First things first: get rid of the old jet tub. Although seen as a luxury in the early 2000s, the jet tub now seemed outdated. Plus, it was awkwardly placed next to a shower stall. To help the flow and the look of the bath, a walk-in shower replaced this configuration. The trend of large-format tile perfectly suited the new oversized shower. Two niches inlaid with hexagonal tile brought a nice contrast to the stacked wall tiles. And, of course, a new primary bath wouldn’t be complete without a long bench.

The vanity also got a much-needed refresh. Another double sink version replaced it, but one with a more modern aesthetic. She updated the hardware and matched the finishes to the overhead sconces. The contractor installed a quartz countertop along with a new backsplash. “It looks great,” says the homeowner. “Bigger, brighter, and more modern.”

The hallway bathroom’s rip-and-replace received all-new fixtures and materials from tile, tub, and toilet to lighting and sink vanity.

All in all, the renovation took approximately five weeks, but then COVID hit Chicago, which curtailed the homeowners’ plan to sell. Luckily, the renovation still improved the resale value of her home. She’s also hopeful that once things settle down, buyers will consider the new baths a real selling point.

“[My contractor] was super helpful and responsive.”

As for the overall renovation experience? “[My contractor] was super helpful and responsive,” she says. “He really went out of his way to help make the process easier and save us money, including picking up all the materials we purchased at Home Depot to avoid delivery fees.”

Tip from the Contractor: The general contractor recommends having all your materials either already selected or ordered so you don’t experience delays. Contractors work within a detailed timeframe. Make sure you have your materials on hand to help avoid delays and frustration for all involved.

Lightening the mood

I could have done a lot worse than this hand-me-down—a West Village apartment that my mom and dad purchased in 2016. The apartment is in a co-op building that was built in 1915. It’s small—approximately 320 square feet—and had accumulated some questionable design touches from long ago. Paneled walls, painted in a pretty but dark shade of teal, and distressed wood trim gave the place a downbeat vibe. It was so dark that I had at times referred to it as “The Dungeon.” Brightening the space was my priority.

Choosing materials for resale in the future

Renovating the studio apartment was a family project, planned with my mom, Reneé, and my dad, John. This was our first renovation in New York City and we were nervous. We didn’t know where to find a contractor or what standard pricing would be. Where to start? To add to the challenge, we decided to keep the budget down by not hiring a designer. I would make most of the design decisions myself. We started by posting our project to Sweeten.

It’s best to know the process and design plan before you start a project. I wanted it to feel light, warm, cozy, and fun. It also felt important to create a home that would appeal to future buyers. As much as I love this place, it’s a studio—it likely won’t be my “forever home.” So I tried to pick materials that kept the kitchen current and timeless and the bathroom neutral. I created a document with inspiration photos and a materials list for each room and shared it with our Manhattan contractor as soon as we offered him the job.

My family and I agreed we would tear out the ugly paneling in hopes of opening up the studio’s main living and sleeping space; white walls and recessed lighting would brighten the space. Meanwhile, painting the window in charcoal frames the natural light coming in. Next up was the kitchen, which had newish appliances, but needed most everything else, from repainting the cabinets to new floor tile, countertops, and backsplash. To refresh the bathroom, we would paint, replace wall and floor tiles, update the shower, and add a new vanity, mirror, and lighting fixtures.

Discovering hidden arches

We were excited when our general contractor got started at the beginning of March 2020. During demolition, we found the arched doorways inside the apartment. We’d had no idea about these beautiful, curved pass-throughs—they’d been covered up with drywall and paneling. It was great to find a bit of the apartment’s original charm still intact.

To modernize, we focused on lighting and thought about storage (a vanity with storage and a wall-mounted shoe rack)—vital aspects of the project in this tiny space. I gave a lot of thought to creating a mix of open and closed storage. All the pretty stuff goes on the open shelving, and everything unsightly or rarely used has a spot to hide in.

Renovating during COVID-19

Once we’d started working, the biggest challenge we had was dealing with COVID-19. A couple of weeks after our demolition phase, New York City shut down. Our Sweeten contractor was helpful in dealing with all the new health-related laws, as well as our co-op’s rules. As the pandemic escalated, only a few workers were allowed on-site, staying distanced; toward the end, it was only one worker at a time.

I ended up leaving Manhattan to quarantine at my family’s home, and as the situation worsened, most design choices had to be discussed over text, email, or FaceTime. Our contractor had great ideas, and one particular staffer was super helpful in sourcing the products I wanted.

After a last-minute decision to change the floors, within a few hours, I found floor samples, ordered them for curbside pickup, chose, and ordered the boards so our contracting team could pick them up at an NYC location. Our contractor installed them the next day. It was stressful, but I love what we ended up with!

The challenges of the pandemic pushed our timeline from two months to three, but we didn’t care—we wanted the work to be done safely. Our contractor was diligent in our communication emailing us progress photos every week and scheduling FaceTime walkthroughs. He notified our building’s management company and us if loud work was planned so that neighbors could be warned. This was especially important since everyone was working from home!

Reno tips from the homeowner

Even in these lean and uncertain times, my advice is to add a buffer to the budget—there is always a surprise, or a little project, to add. I love the creative side, picking out materials, and deciding what worked best together. We certainly did not keep costs under our budget. Not even close! We ended up spending about $70,000 on this project.

In the end, thanks to my family, luck, and finding our Sweeten contractor, I’m immensely happy! It’s so comforting to come home. I wanted to modernize the apartment, brighten it, and bring it into this decade—and that’s precisely what we did.

Deciding to renovate during COVID

What do you do when a global pandemic hits in the middle of your home remodel—just as you’ve moved out of your house, with two babies under two years old in tow, to make way for the construction crew? Jaime Ray Newman washed her hands and pushed on.

“We were juggling a lot,” said the actor and producer, who had posted her project on Sweeten in 2019 for the dream redo of her 1936 ranch home. “We were expecting our second baby. It was now or never to blow open and redo the house.” The Sweeten post stated a desire to “convert our old 1930s two-car garage to ADU,” also known as an accessory dwelling unit, (also known as a working studio, guest apartment, or multitasking hybrid.)

Jaime also hoped to do a space-reclaiming opening of her family’s living space. She shares it with her life and business partner Guy Nattiv, a filmmaker (they co-founded New Native Pictures and won an Academy for “SKIN”), their daughters Alma and soon-to-be Mila, and their dog, Kiwi. The project had been on her To-Do list forever.

“We’d been wanting to convert our garage since day one,” Jaime said, “but had struggled with the permitting situation.” The area where they live in L.A. required single-family homes to have two-space covered parking. When the law changed, Jaime recalled, “We said, Let’s do this.” They decided to renovate the house at the same time. “We realized that with two kids, we’d want an open floor plan, and a real closet and primary bath for ourselves,” she said.

The home & garage renovation team takes shape

Jaime, whose work includes winning an Oscar as a producer, playing a recurring character Elizabeth Manwill in Hulu’s Little Fires Everywhere miniseries, as well as an essential district attorney role in Fox’s Deputy, had already gathered a reno dream team. “I bribed our dear friend Marcos Ferraez, a total visionary when it comes to imagining and reconfiguring a space, to come over and walk through the house,” she said. “We thought we needed to blow out the back of the house and add square footage, but we didn’t have the budget. I was stumped. Marcos completely reimagined our home within our current square footage.”

Everyone thought I was crazy to keep going. But we were in desperate need of an office…

The garage space was next. Jaime hired designer Haley Weidenbaum to conceive of the layout and was stunned by Haley’s ability to maximize every square inch of the available 350 square feet. Haley also had a vision for the main living space, designing the primary bedroom and bathroom. “Her talent and advice were invaluable,” Jaime said. From there she got on Sweeten and found her general contractor.

Keeping family together during COVID

Jaime was pretty clear on what she wanted. “I met with multiple contractors. What I liked most about the one we hired was that he had style. His taste was always on point,” she said. “He was also very reasonable, and confident.”

Like most of the world, the family had no idea of the uncertainty that lay ahead. For Jaime, in particular, early 2020 packed a punch. The COVID-19 threat loomed over the U.S. and then, she said, “my dad passed away in February.” Jaime wanted to support her mother and stay close by. It added up to difficult timing. “Everyone thought I was crazy to keep going,” she said. “But we were in desperate need of an office, and a separate space away from the kids so we could get work done,” Jaime said.

The project seemed to thrive on flux and change. “I realized at one point that much of our furniture no longer worked with the space, so we sold a lot of stuff on Facebook Marketplace to make room for new things,” she said. When Haley, who had started EVERHEM, a window-treatment company, got too busy and had to step away from the project, they brought in another designer.

“I have always had an Instagram crush on design consultant Madelynn Furlong,” Jaime said. “I asked if she’d be game to take us to the finish line and re-think the design of the house. Her aesthetic is unique and she finds the most interesting pieces.” Through Madelynn, Jaime discovered amazing companies like Muuto, Industry West, Lulu and Georgia, Constance Guisset, and Hudson Valley Lighting, among others. And the designer knew how to find one-of-a-kinds.

“Madelynn sent me a link to a giant, vintage burl wood dining table on Chairish for a terrific price, and said “BUY THIS NOW,” Jaime remembers. “It weighs 600 pounds. When it arrived, the household was blown away. This work of art will be passed down to my kids!”

Collaborating with two designers with very different feels was the most fun and satisfying part of the process, according to Jaime. Through them (and Pinterest), she found the original pieces and touches she wanted to make the space her own. Especially bath and kitchen design ideas. “I wanted something fun for our kitchen backsplash and I’m obsessed with Fireclay Tile, so that was easy! The bathroom floor needed to be non-slip, so we picked a slate from Clé Tile that we loved. I also fell head over heels for a hexagon tile from Popham Design.

What does renovating feel like?

Asked about a renovator’s most important virtue, Jaime chose patience. The process is long, she said, but your memory is short once you are settled in. “It’s kind of like after having your first baby!” the actor jokes. Confidence is also key, she said. These are massive decisions that you can’t turn back on, so hire a designer if you have doubts. And hire a contractor whose aesthetic you love.

“I’m so glad we lived in the house for years before renovating it, so we understood our needs and how best to accommodate them within our budget,” Jaime said. Especially now, during COVID, she says, “We are in pure bliss here. The house is unique, but warm and inviting, a family compound and a comfortable respite. I cannot wait until we can have guests over!”

A renovator redoes her bath out of necessity and finds the beauty in it

When commercial photographer, Veronica, moved into her Upper West Side apartment in 2014, she considered it move-in ready.  “All I had to do was paint and tile the kitchen,” she explains. “I hoped to redo the bathroom one day, but it seemed like an overwhelming and big job—and especially expensive in New York City.”

Cut to a few years later. She received a complaint from her neighbors directly below and after investigating, it turned out her tub was leaking into their apartment. “I had a plumber check it out, and he confirmed I’d have to get the tub replaced to fix the leak,” says Veronica. Unfortunately (or fortunately depending on how you look at it), that meant the attached surrounding tile would need to be replaced. “It kind of became a domino effect of redoing everything, but I figured it was a good time to make some upgrades,” she says. 

Veronica was more than happy to get rid of the outdated beige tile and grimy old jet tub and posted her project on Sweeten. “I was really looking forward to designing a bathroom that had a walk-in shower with a glass door,” she says. The light fixture didn’t work and the vanity was small and crammed in next to the shower so it was a no-brainer to replace those as well. 

The bathroom was transformed from a basic beige bathroom into a rich, modern space. Through Sweeten, Veronica found the contractor who would renovate her space with her vision in mind. “The bathroom got very little light to begin with so I decided to embrace the cave-like atmosphere and go dark,” Veronica says.

She added matte brass fixtures for warmth as well as marble floor tile for texture. “My favorite thing is the walk-in shower,” says Veronica. “It’s so much easier to clean, it makes the tiny space feel more open, and it gives a modern look and feel.” 

Having a wall-mounted sink without a vanity also opened up the room. Veronica was “glad not to have crammed in an 18-inch vanity that doesn’t hold much anyway and visually disrupts the room.” Initially, the plan was to install a wall-mounted toilet but found out that it was out of the budget and required permits.

Project: Refresh an old and outdated bathroom

Before: Penny, a product manager for a financial firm, and Kevin, a puppeteer with the Swedish Cottage Marionette Theatre, and their son, have lived in their over 100-year-old-plus co-op building for five years. They’ve been remodeling the Sunset Park, Brooklyn, apartment room by room, and until recently, waited on any major changes to the bathroom. They did, however, replace an old and “hideous” shower door with a curtain for a short-term fix. Once they were ready to bring the dingy space up to speed with their clean, simple style, they posted their project on Sweeten and were matched with a general contractor.

After: While they stuck to the original footprint, Penny and Kevin made one big change that had a big impact on the overall look of the bathroom: replacing the bathtub for a walk-in shower. “We spent most of our budget converting the old tub,” Penny shared. They were especially excited about the brand new glass door. A big priority for the couple was sourcing materials locally. When they went to select their wood-like porcelain tile floor at a nearby supplier, they found the light blue and white tiles from the same store. The hardware and major fixtures also come from a Brooklyn showroom close to their home.

The only issue that came up during the renovation was a leak from an apartment upstairs. It was resolved, as the neighbor became more vigilant about making sure water didn’t escape from outside her shower curtain, though if it leaks again, the issue will have to be readdressed.

Otherwise, the biggest challenge was the division of labor between Penny, Kevin, and their contractor—especially since the family was out of town for the majority of the project. The couple divided responsibilities, with Penny taking on the budget and Kevin handling the aesthetic aspects. “He presented me with beautiful designs and then I approved or suggested how we could do things on a budget,” Penny said.

They coordinated with their general contractor mostly via email and phone calls. “His willingness to work with a neighbor, send emails, and call was really helpful,” Penny said. As an experienced renovator, she’s learned to be more trusting of a contractor’s advice, but also that it’s important to speak up about what you’re looking to achieve.  “Be clear on what you want, don’t give up on your design, but be flexible and listen to your contractor. You will be surprised on how that can help—they see a lot.”

Bonus: Penny also added these words of wisdom: “Go with the contractor that listens and seems pleasant to work with,” she said.

Project: A Brooklyn remodel adds bathroom storage & square footage

Before: Sari, a post producer for television commercials, bought a one-bedroom condo in a 45-unit building in the Crown Heights/Prospect Heights neighborhood four years ago. She loved the location and feel of the apartment as soon as she walked inside. There were plenty of closets and storage spaces, she said, but “it was mind-blowing to me that there was no storage at all in the bathrooms. “Who designs a bathroom with no storage space? Crazy, right?” And despite it being built in the aughts (in 2006), the floor tiles and lighting were tired and the large entry door took up a lot of wall real estate.

After: Sari envisioned changing the whole layout, expanding the bathroom into her walk-in closet and creating a clean, modern monochromatic space. “I had no idea of how to start,” she said. She posted her project on Sweeten, a free service matching renovators with vetted general contractors, and was matched with this general contractor. She learned that she wasn’t going to be able to relocate the toilet, so she decided to just keep the original layout and focus on creating a “beautiful and functional space” with lots of storage in the form of a two-drawer vanity, vanity mirror, and open shelving. The most exciting change? “Radiant floors, which are heaven,” she said.

Sari loves to watch “Fixer Upper” and other home renovation shows. That’s where she got the idea of a pocket door “so I could use the wall space that had been covered up by the original bathroom door.” It’s a perfect place for a towel bar and hooks. “It makes the room feel much larger,” she said, “especially because the door is rarely closed,” since she lives alone with her pitbull Bruno.

Once the work began, Sari’s Sweeten contractor gutted the bathroom and found leaks coming from neighbors’ apartments above and next door. “That wasn’t fun and a bit stressful,” she said, “but building management fixed them, so we only lost one day during the renovation.”

The biggest challenge was finding the tiles. “It was overwhelming and took me over a month,” said Sari, who originally wanted to do a black and white bathroom, but then decided to keep the color scheme in line with the apartment in case this is the only renovation she does. “I had no idea where to go or how to start, but my contractor was very helpful.” He told her where to purchase tile and granite, as well as wood for shelving. Then he picked up everything for her since, she said, “I’m a New Yorker and don’t have a car!” She also found it helpful to contact Sweeten’s client services, which answered her questions and directed her to their partner Build.com, where she purchased most of her fixtures. (“My sales representative there was terrific,” Sari said.)

Bonus: With her first remodeling project behind her, she has a few tips for those starting a bathroom remodel: make note of where your towel bars are and where they should be so that they are at a comfortable height. (Also, make sure you know which side of the toilet you want your flusher to be located, because you can’t change that!)

A first-time renovator gets the guidance he needed—and a huge shower!

Project: Freshen up a worn-out bathroom in Park Slope, Brooklyn

Before: After renting an alcove studio in Park Slope for about two years, Matt, a software engineer, purchased his first home in July 2013. The 360-square-foot apartment in a neighboring co-op, built in 1950, would also become the future home of a cat named Josie, adopted in the months following the renovation. Four years passed while Matt lived in the space and saved up some money to update the outdated and decrepit bathroom. “Random pieces of tile were missing, my old sink was missing one of its support legs, and parts of the ceiling showed weakening,” he explained. “I wanted a complete renovation not only to feel better about the space, but also as an investment.”

Because this was my first renovation, I was a complete novice to the process. I’m grateful for Sweeten because they gave me the confidence I needed to get started.

After: Not knowing where to begin the project, Matt found Sweeten and was matched with his contractor. He imagined a clean and refreshing space, one with an inoffensive style that wouldn’t deter a future buyer or sublet tenant. “I love subway tile, so selecting that for the walls was an easy decision,” said Matt. Although Matt intended to install a new bathtub, a tricky plumbing situation would have affected nearby apartments, so the installation was a no-go. Instead, the existing tub was transformed into a spacious walk-in shower, complete with corner shelves, a sliding glass door, and subtly patterned floor tile. “Despite the scope change, I couldn’t be happier with the result,” he reports. “The shower is huge!”

The biggest challenge? Living through the renovation. “For about seven weeks, my bed became my apartment. It’s where I slept, ate, read, and watched Netflix.” And while his bathroom was out of commission, Matt took advantage of the full bathroom in the building’s basement, which was newly renovated. “Each day I waddled down there with flip-flops and a shower caddy,” he said. “I felt like I was back in college using the dorm’s community bathrooms.”

Project: A makeover of an old hall bathroom on the Upper West Side

Before: Mary Ann and Frank dreamed of a new guest bath in the hallway since they bought their Upper West Side three-bedroom apartment in 1992. The space was almost all original from when the co-op was built in 1929. The original tiles and tub were long past their use-by date, but with kids still at home, the couple wanted to wait and renovate as empty-nesters. The master bathroom was also under renovation at the same time (a Sweeten project, as well!) and its tub was being removed. For resale purposes, there needed to be a tub in the guest bathroom, but the couple wanted to add a separate walk-in shower. That meant a possibility of losing precious storage. Fortunately, their Sweeten contractor came up with some smart bathroom renovation ideas to maximize the layout.

After: To make room for a stand-alone shower, Mary Ann and Frank did away with an awkward bathroom closet. The couple was concerned the small space, about the size of a phone booth, wasn’t big enough. To help their decision, their Sweeten contractor taped the size of the shower—27” x 32”— onto the floor. Mary Ann spent a few minutes in the square to get a sense of the shower’s proposed size. “I really trusted our contractor,” she said, so the shower went ahead. To make up for the closet space now occupied by the shower, Mary Ann opted for a large vanity in the master bathroom which held most of the storage for both rooms. In the hall bathroom, the couple went for an old-fashioned sink without cabinet storage underneath. Its style was a nod to the old historic Upper West Side. Instead, built-in storage behind the mirror means beauty products have a place. Mary Ann purposefully picked a sink with a wide rim so there is space to put those daily toiletries when they are in use.

Bonus: As the project came to an end, Mary Ann stumbled upon some tiles she absolutely loved for the floor. They were white with black triangles. However, her Sweeten contractor was all ready to go with what she had originally chosen. “He let me change it at the last second,” she said. “I’m so glad because [the new tiles] make the whole bathroom pop.”

Project: Turn an old, run-down bathroom into something elegant and calming

Before: Mary Ann and Frank’s three-bedroom Upper West Side apartment had done its job since they had bought it in 1992.  But now, with their two kids grown and gone, the couple pulled the trigger on a long-planned master bathroom upgrade. “Our co-op building was built in 1929 and it was the bath from 1929same tub, same tiles,” said Mary Ann, who works in publishing. Grime on the tiles wouldn’t budge and some tiles were no longer there at all. Paint peeled off the walls and with no vanity, shampoo bottles were always on prime display.

After: To keep the costs down, the couple kept the original layout. But that was all they kept. What they wanted was a stylish sanctuary beginning with a hex tile bathroom. Hexagons were laid on the floor and marble topped off the vanity for a refined look. The shower also has matching marble tiles. Their Sweeten contractor suggested painting, not tiling, the wall opposite the shower and vanity. Rather than feeling enclosed, the bathroom now feels “more like a room,” said Mary Ann, “and plus it would have been a lot of cleaning.” They did lose storage space in their master and hall bathroom, which they also renovated. However, a large vanity and two large mirrors with storage built into the wall that were added to the master bathroom made up for that. When you open each mirror, there is also another magnifying mirror. The vanity has six large drawers and two cabinets for storing toilet paper and cleaning supplies. “We were just going for a more calmer, less cluttered look,” said Mary Ann. “Now, everything is put away.”

Bonus: Mary Ann’s centerpiece is a walk-in shower so large “you can do yoga in it.” The old tub was decommissioned and replaced with a walk-in shower with glass walls. “It’s so much fun to take a shower now,” said Mary Ann.

From HGTV to real-life, this Ditmas Park reno is a scene-stealer

Editor’s Note: Blane’s apartment overhaul is truly unforgettable. The post, originally published in 2016, showcases a mix of high-end materials and appliances paired with budget-friendly cabinets. An accountant by trade, Blane knows when to splurge and when to save, blending stock items with custom pieces throughout his home. Read on for a smart reno and play a fun game of “spot the pup!” in the photos below.

After “countless hours of watching HGTV,” Blane started to have big thoughts about ways he might make the kitchen and bathroom in his Ditmas Park/North Midwood condo better. While neither space was in particularly bad shape, he knew when he moved in that he would be plagued by a lack of light in the kitchen, and the bathroom felt mismatched to modern updates elsewhere in the apartment. With visions of a TV-worthy renovation, he posted his project on Sweeten, a free service matching homeowners with vetted contractors, and was introduced to this Sweeten general contractor.

Blane works in accounting at a law firm and is no stranger to budgets, so he was fastidious with his planning, choosing materials and fleshing out a game plan before even meeting with a contractor. With an initial budget of $35K, he planned to brighten the kitchen with cabinets in a lighter hue, substantially increase the limited counter space with an island, add a sliding door to the bedroom to keep the entry transition as efficient as possible, and cultivate a luxurious vibe in the master bath with an oversized walk-in shower and a neutral color scheme in place of its existing minty and slightly medical vibe.

After extensive research and some early attempts at drawing out his own cabinet footprint, he got started with his contractor. First, the team decided to tackle the bathroom. Here, Blane got his inspiration from an unlikely place. “My first purchase was actually the toilet, and things kind of evolved around there,” Blane said. “I’ve never had any sort of fancy toilet like that before. The new toilet has a remote, which I had never heard of. The Japanese are at the forefront of luxury so we’ll trust them.” The Toto toilet was just the beginning of the luxe vibe.

Blane chose a combination of slate and hexagon mosaic tiles for the wall, with a neutral mix of stone and wood for the heated (yes, heated!) floors. Then he pulled out all the stops with a walk-in, double-wide shower with a custom sliding glass door and rain showerhead, plus a double sink vanity, in a bit of long-range planning to make the apartment cohabitation-friendly. The contractor’s team capped the detailed work with a slanted, but sturdy, bench design in the shower and herringbone tile design on the bathroom floor, all in a soothing gray palette.

In the kitchen, Blane chose white upper cabinets with gray base units, giving the space a brightened, more modern effect. After heavy research focused on IKEA, the contractor actually suggested Blane swap his blueprint for a similar cabinet option from Home Depot, which gave him the same lacquered and bright uppers, with a striated gray laminate bottom set. The team removed a wall and moved the oven to the other side of the cabinet line, opening up the kitchen and improving the flow for prep and serving. To give Blane even more space for culinary exploits (and entertaining), the team brought in an island with a durable, waterfall quartz countertop with room for bar seating. Bonus: The island features its own electrical outlets, thanks to the contractor who snuck in a power source under a few floorboards.

In the dining room, Blane purchased a stunning ghost wood table, handmade by Jim at Breukelen Tafel in Carroll Gardens. To highlight the space, he and the team created a wallpapered accent wall to bring together the table, the gray walls, and the white and gray in the kitchen. “I think the wall, even though it was a simple thing, is now one of the best features of the apartment,” Blane said.

Blane admits that the process was mostly painless—despite living in the condo with a dog throughout the renovation. Though he went over his budget by 40 percent, he admits it was because of his decisions to choose more premium materials rather than any runaway labor costs. Even with the bathroom and kitchen in process at the same time, Blane was impressed that living in the rubble could be possible thanks to the team’s efforts to seal up the work zones and keep dust to a minimum. Looking at the finished product, Blane is thrilled. “I’m really happy it worked out,” Blane said. “Especially since I didn’t have a designer and I was relying on my accountant abilities to make good decisions.” Even though the contractor didn’t come from a design and build firm, his decades of experience let Blane lean on him for opinions and advice.

But Blane’s best advice for anyone going into the process is to do as much research as possible and be prepared to adjust as challenges come up. Inconvenient issues can sometimes be opportunities: when a light problem with Blane’s closet or gaps between wall and ceiling tiles were discovered, the contractor came up with elegant solutions that often improved on the original plan. “They take great pride in their work, and even came back to do a touch-up here and there as things settled in the months after the project ended, at no additional cost,” Blane said. “If the final results don’t speak already for themselves, I highly recommend them.”

Now Blane has the space to sprawl in his upgraded condo with one of Brooklyn’s most adorable dogs, his new pup, Harvey. However, he sheepishly admits he’s not always using that kitchen for intense, five-star-worthy fare. “I’m cooking now more than I was, but you get in that sandwich kick and it’s hard to change from that.”
